Your roof is a critical element in your home’s structural integrity, this is because it protects the home from weather-related damage, pest infestation and more. When in great shape, it can promote energy efficiency inside the home and can even add curb appeal and contribute to property value. However, your roof can take quite a beating over time.
Exposure to everything from heavy rains and high winds to damaging UV rays and the intense heat of the sun can cause the shingles on a roof to curl up, to lose structural integrity or even entirely disintegrate.
One of the telltale signs of a damaged roof is a water leak in the home, but it is in your best interest as a homeowner to identify the need for a new roof well before the damage gets this significant.
As a homeowner, you can and should complete a bi-annual inspection of the roof from the ground level as part of routine home maintenance.
Simply walk around the perimeter of the home and look upward at the roof from your position. Look for shingles that are cracked, torn, missing or curled.
If possible, pay attention to the granules on the shingles, and look for missing granules. You may also notice piles of granules laying on the ground around the perimeter of your home. Mold or moss growth may also be a sign that shingles need to be repaired.
Then, inspect the interior of your home. Walk through the attic to look for signs of moisture that may be caused by a leaking roof. Also, look at the ceiling in the upper level of your home for signs of moisture. If you notice any of these signs, it may be time to call a roofer for an inspection.
The only surefire way to know if your roof needs to be replaced is to contact a roofer like Rocky Mountain Exteriors for a professional opinion. Even when your own visual inspection of the roof does not indicate the need for a replacement, it is wise to have a professional roofing inspection completed every three to five years.
Keep in mind that a roofer will visually inspect the roof from the top of your home for a close-up view, and he or she has expert insight that you do not have.
No homeowner wants to contend with a roof replacement, but this is a preferred option over having to deal with a leaky, damaged roof. If it has been more than three years since your last roof inspection, or if you have noticed signs of damage, now is a great time to call a roofer for a new inspection.
You will get that and more from Rocky Mountain Exteriors. Give us a call today to learn more.
